Real Estate

Kensington Investment Company is a Boston-based residential and commercial real estate property owner, developer, and manager. The company’s strategy focuses on long-term hold-and-improvement with a strong focus on service excellence — and on investing in the neighborhoods where our foundations operate. Our property management team prides itself on its 90% service excellence ratings as reported through tenant surveys and is committed to superior maintenance and work-order response.

We are also committed to sustainable construction through environmentally responsible practices. In designing and renovating buildings, we adhere to LEED (Leadership in Energy & Environmental Design) guidelines from the U.S. Green Building Council, including the installation of energy-efficient heating and appliances. We are proud that The Kensington in Boston, MA, was LEED Gold certified in 2014 — the second-highest level of certification achievable. Additionally, the Alnoba event and leadership center, opening in fall 2016, is being built to meet Passive House Standards, the first building of its type to achieve this certification in the Northeast. As a result, it will use 75-90% less energy than regular standard construction for similarly designed buildings — and it will serve as a model for unrivaled environmental stewardship.

Built in 2013, this 488,000-square-foot, 27-story building contains 381 high-end studio, one-, and two-bedroom apartments. The building is LEED Gold certified, smoke free, and pet friendly, and features over 28,000 square feet of free amenity space including a pool, fitness center, and lounge area. It also offers 110 parking spaces.

28 Exeter at Newbury

Built in 1979, this 102,000-square-foot, nine-story luxury mid-rise has 96 one-, two-, and three-bedroom apartments and is located in the heart of Boston’s Back Bay, on the corner of Newbury and Exeter Streets. The property has been continually upgraded to feature granite countertops, hardwood floors, energy star appliances, and new kitchens and bathrooms. Pinnacle Leadership Center

Pinnacle’s pristine, 400-acre campus is dedicated to developing leaders, supporting inner-city youth, team-building offsites, and other charity endeavors. MDC Medical Building

Owned in partnership with Szwarcbard-Marian Co. Ltd., this project consists of the new construction of a 187,000-gross-square-foot (gsf) medical office building with eight floors above ground and a basement and three floors of parking and storage below ground. Roughly 83,000 gsf are dedicated to medical office use and 88,000 gsf to 177 parking spaces and storage. The base building project was completed at the end of 2014 and is in lease-up.

Built in 1960, this 19,000-square-foot property features 24 one- and two-bedroom apartments and is located just a three-minute walk away from the new Fairmount Commuter Rail at Morton Street. It is located on the corner of Congress Street and A Streets, in the city’s Fort Point neighborhood. The property is also located in the Seaport District of Boston. The Seaport district is considered the “new” residential/commercial growth area of downtown Boston and is located immediately adjacent to the Financial District. The diverse neighborhood is comprised of Class “A” and Class “B” office properties, renovated brick and beam buildings, residential lofts, hotels and restaurants.

Built in the early 1900s, this 14,000-square-foot, four-story, mixed-use office and retail building is located in the heart of the Back Bay district on the corner of Boylston and Gloucester Streets. 361 Newbury Street

Built in 1910, this 82,000-square-foot, five-story, mixed-use office and retail building is located at the corner of Newbury Street and Massachusetts Avenue at the western edge of Boston’s Back Bay. The building underwent repositioning in 2014-2015, which consisted of large-scale improvements to both the infrastructure and mechanical systems; upscaling of the lobby from both a functional and aesthetic standpoint; opening up floors to appeal to larger, professional tenants; and renovation of all common areas, including bathrooms, hallways, and elevators. The result of the mechanical improvements produced 5% improved efficiency in cooling seasons and 20% improved efficiency for heating-season utility costs.

375 Newbury Street

Built in 1909, this 39,000-square-foot, four-story retail building is located at the corner of Newbury Street and Massachusetts Avenue at the western edge of Boston’s Back Bay. In 2014, a large-scale renovation project transformed the building. Among the improvements are replacement of the façade, a decorative storefront, and a new glass-and-steel-framed, four-story addition, along with a quaint, second-floor terrace and sidewalk area. This project also included relocating all utilities to the roof and encasing them in a double-redundant waterproof enclosure, allowing substantially increased retail space within the building. All new, modern HVAC equipment was also installed as part of this project for easier control and more efficient energy consumption. Build New England awarded KIC its 2015 Performance Award in honor of the excellent teamwork and complexity of work on this project. Retail: The building is 100% occupied by Room & Board.

Built in 1872, this 43,000-square-foot, three-story, mixed-use office and retail building is located at the corner of Main and Summer Streets in the heart of Natick’s business district. Alnoba: Where Inspiration Meets Action

Alnoba is New England’s premiere destination for corporate retreats, leadership development, wellness programs, and special events. Opened in the fall of 2016, Alnoba is a Passive House Standard-certified and built to reduce energy usage by 75%-90%. It is designed as a model for unrivaled environmental stewardship. Preservation Timber, a small, Maine-based company specializing in rescuing and restoring New England barns, provided the building’s 17th-century restored timber frames.

Passive House architects and engineers at G-O Logic created a high-performance building that employs superinsulation, passive solar technology, and electric and geothermal systems, resulting in a grid-tied, net-zero-energy building (that is, ultra-low energy requiring little energy for heating or cooling). Alnoba is built to be the first Passive House gathering center in the Northest.

The power of art to awaken and transform is celebrated throughout the building and property. Sculptures and stonework are displayed throughout the woods and fields, creating an outdoor experiential work of art. The Farm at Eastman’s Corner & The Food Barn

Built in 2012, the 3,960-square-foot Farm at Eastman’s Corner is a year-round farm and farm market that specializes in the production and sale of local, fresh produce and artisan products. In addition to the production of tomatoes, greens, and other seasonal produce, The Farm sources produce, meats, and specialty products from more than 100 local farms and vendors, many within 10 miles of the store. The Farm is also a model for sustainability. The total photovoltaic energy produced by the property’s impressive 22-panel solar array is more than 118,000 kWh annually, providing an estimated cost savings of $18,000 each year. The 5,040-square-foot Kensington Food Barn, across the street from the Farm Market, is the location of Karimah’s Kitchen — the Farm’s main production and catering kitchen. A restored 1800s barn, the Kensington Food Barn features the barn’s original timber frames while housing two state-of-the-art commercial kitchen spaces. The eight-acre site also features 11 high-tunnel greenhouses for vegetable production, and the Animal Yard at Eastman’s Corner, housing 12 Nigerian dwarf goats, two Vietnamese pot-bellied pigs, and Cluckingham Palace, the home of our New Hampshire Red chickens. The Animal Yard barn structure was constructed in 2013-2014 by the building trades students at the Seacoast School of Technology in Exeter, NH. The Farm at Eastman’s Corner gives 100% of its profits and 5% of every sale to support Kensington’s Sawyer Park, a clean, safe place for children and families.
